Compare frame and roof inclusions separately

Ask exactly which timber components are prepared, which connectors and fasteners are supplied, whether plans or engineering are included, and what the roof package contains. Sheathing, fascia, underlayment, finish roofing, ridge and edge details, flashing, gutters, and penetrations are separate items unless the proposal says otherwise.

Resolve foundations and site readiness

The package should be ordered around approved post locations and foundation details. Existing patios, pool decks, and slabs need evaluation rather than assumption. Confirm excavation, utilities, concrete, anchor templates, curing time, access, staging, and who verifies dimensions before fabrication.

Delivery and erection require a real plan

Heavy timbers and roof components may require mechanical lifting, temporary bracing, fall protection, and coordinated sequencing. Document truck access, unloading, equipment, crew responsibility, weather protection, and what happens when field dimensions do not match approved drawings.

Residential and commercial responsibilities differ

Parks, HOAs, multifamily properties, hospitality sites, and other public-facing projects may add accessibility, procurement, stakeholder, inspection, maintenance, and operational requirements. A private-backyard package is not automatically a complete commercial scope.

A qualified contractor or professional installation option can preserve the efficiency of prepared components while assigning foundations, erection, roofing, and closeout to experienced teams. The proposal should still make every scope boundary visible.
